Late Billionaire Sheldon Solow’s Hamptons Estate, Once Asking $70 Million, Now Listed for $35 Million
The nearly 10,000-square-foot Wainscott waterfront estate on Georgica Pond, known as Goose Creek, returns to the market at half its original 2021 asking price.
A sprawling Wainscott waterfront estate that was the longtime Hamptons home of late billionaire real estate developer Sheldon Solow is back on the market for $35 million — half its original $70 million asking price.
Known as Goose Creek, the estate at 30 Mathews Road in Wainscott sits on 7.45 acres along Georgica Pond, with 827 feet of waterfront and views across the pond toward the Atlantic Ocean.
The nearly 10,000-square-foot, seven-bedroom home is currently listed with Jack Richardson of SERHANT.
Solow purchased the property for $19.5 million in 2006 and owned it until his death in 2020 at age 92. The Manhattan developer was best known for developing the distinctive 50-story office tower at 9 W. 57th St., commonly known as the Solow Building. Forbes estimated his net worth at $4.4 billion at the time of his death.
The Wainscott estate first hit the market for $70 million in 2021. It was subsequently offered for $59.995 million before returning to the market in 2024 for $45 million. Now asking $35 million, the property has seen its original price cut in half.
The cedar-shingled residence was built in 2010 by noted Hamptons builder Ben Krupinski and designed by architect Paul Rice.
A long, winding private driveway leads through landscaped grounds to the home, where a double-height foyer opens to a formal dining room with a fireplace. An eat-in chef’s kitchen and breakfast area connect to the family room, while the first floor also includes a library, living room and sunroom with a full wet bar.

An en-suite bedroom on the main level can accommodate guests or staff.
Upstairs are five en-suite bedrooms, including the primary suite, which features a walk-in closet, sitting room with a fireplace and private balcony overlooking Georgica Pond.

Additional amenities include a home theater, gym with a steam shower, heated gunite pool overlooking the pond, pool house and detached three-car garage.

The property’s development potential could further sweeten the deal. According to the current listing, the estate can potentially be subdivided to create a second waterfront property, with room for another house, pool, pool house and tennis court — an unusual option along an already rarefied stretch of Georgica Pond.
Whether $35 million proves to be the magic number remains to be seen. But after five years on and off the market — and $35 million shaved from its original asking price — Goose Creek is now competing at a very different level than when it debuted for $70 million in 2021. For a buyer looking for Georgica Pond waterfront, 827 feet of shoreline and the potential to create a second estate, the new price may be the most compelling feature of all.
