The historic East Hampton compound, once owned by the fashion icon, combines Gilded Age pedigree, oceanfront acreage, and a design legacy that helped shape modern Hamptons luxury.
On a quiet stretch of West End Road, tucked between the Atlantic Ocean and the still waters of Georgica Pond, a sprawling estate has surfaced on the market with an asking price of 165 million dollars. If the property sells for that amount, it will set a new record for residential real estate in the Hamptons. The compound is more than just a large piece of land; it carries a history that stretches back to the late 19th century and includes some of the most recognizable names in American industry and design.

The main house was built in the 1890s for Henry A. James, a New York attorney. It was designed in the Shingle style common to the era, meant to withstand the salt air and seasonal storms of the East End. For a long time, it was the home of Juan Trippe, the man who founded Pan American World Airways. Local stories often mention how Trippe would commute to the property from the city by seaplane, landing directly on Georgica Pond.
In the 1980s, the fashion designer Calvin Klein bought the estate. At the time, his brand was synonymous with a specific kind of American minimalism, and he brought that same eye for detail and restraint to the property. Working with architect Thierry Despont, Klein spent years restoring and modernizing the house. They kept the historic Shingle-style exterior but refined the interiors to reflect a cleaner, more contemporary aesthetic. The result was a home that balanced its Gilded Age origins with the disciplined style Klein was known for.
Today, the estate covers about 8.22 acres. The main residence is a 9,000-square-foot house with seven bedrooms, sitting on grounds that include a red clay tennis court, a swimming pool, and a historic boathouse. One of its most valuable features is the 500 feet of direct ocean frontage. In an area where land use is strictly regulated, the listing also includes a separate buildable oceanfront parcel, a detail that has drawn significant interest from potential buyers looking for privacy or the chance to expand.
While Klein owned several properties in the Hamptons over the years, this one remained a centerpiece of his portfolio. Unlike another of his homes in Southampton, which eventually had to be demolished due to coastal erosion and storm damage, the West End Road estate has been preserved through decades of careful maintenance.
The listing is currently handled by Ed Petrie, James Petrie, and Charles Forsman of Compass. They have pointed to the rare combination of acreage, history, and the additional building rights as the primary drivers of the high price. While the final sale price is not yet determined, the property stands as a remnant of a different era of Hamptons life, having transitioned from a summer retreat for New York lawyers to a high-profile residence for some of the country’s most influential figures.
