For months, this oceanfront property at 635 Daniels Lane in Sagaponack was talked about quietly, referred to as a “whisper” listing, with prices as high as $150 million being mentioned before settling on $85 million. Now, it’s back in the public eye for $85 million.
The New York Post’s Gimme Shelter said the home’s return shows how things work in the Hamptons market: first, people whisper about it, then it’s officially for sale.

Corcoran has the listing, and it describes a 13,690-square-foot house on 5.18 acres with 357 feet of oceanfront.
The owner is a trust linked to Barton Mark Perlbinder, who comes from a real estate family. The Post noted the family drama between Perlbinder and his brother, Stephen, but said that this property’s ownership isn’t a problem.
The location is what makes Sagaponack’s oceanfront so rare: a wide beach, a big lot, and being next to protected land. The property is next to a Peconic Land Trust area, which means nothing can be built next door, even though the future of the estate is open.
The house itself is a mix of different Hamptons styles. It was built in 1968 and designed by John Saladino, then updated in 2005 by Peter Marino, who added a lot to it.
The house is made of steel, brick, and concrete, with big windows facing the ocean.
Inside, it has all the things you’d expect in a fancy Hamptons house: high ceilings, fireplaces, brick walls, cool ceilings, and stone details. There are 10 bedrooms, 12 bathrooms, 2 powder rooms, a library, a movie room, and a finished basement.
Outside, there’s a pool, tennis court, and greenhouse.

What’s interesting is that you could rebuild on the property. They’ve figured out that there’s a big area (almost an acre and a half) where you could build a new house instead of just fixing up the old one.
In the Hamptons, where expensive properties are often just land with a house on top, this is a big deal.
The timing is also important. There aren’t many houses for sale, there are a lot of rich buyers, and big deals are happening, which shows that the market is doing well.
So, 635 Daniels Lane isn’t just a house coming back on the market. It’s a sign that being seen is just as good as being rare in the Hamptons.
