House of the Week: Tory Burch’s Ex-Husband Wants $39.5 Million for His Hamptons Estate

The Tory Burch co-founder has put his seven-acre Mecox Bay compound back on the market, five years after buying it for $29 million and giving it a contemporary makeover.

The billionaire investor and Tory Burch co-founder is back on the real estate stage — this time, with a headline-worthy Hamptons estate asking $39.5 million. Five years ago, he picked up the place for $29 million, so if he finds a taker at this number, that’s a neat bump — about $3,300 for every blessed square foot.

And he hasn’t been sitting still since the closing. The property — Listowel, in Water Mill — sprawls over seven acres along Mecox Bay, at 258 Horsemill Lane. There’s 360 feet of bayfront, a pool staring straight out at the water, a private dock, and a classic carriage house.

As for the main attraction: a hefty 12,000-square-foot shingle-style home with seven bedrooms and a double-height library. Want more? The place comes with a green light for a new three-bedroom guesthouse, just in case the company never leaves.

At this scale, “house” feels inadequate — it’s more like an east-end compound, built for weekends that start on the boat and end in the pool, with little in between but privacy and views.

Before Burch, the estate flirted with a $39.5 million price tag but ended up in his hands at a relative bargain in 2021. He’s since given the interiors a facelift: out with the old, in with a more modern, lived-in vibe, but still with all the original grandeur and those sweep-you-off-your-feet views.

Tim Davis of Corcoran has the listing. He might want to keep Burch on speed dial — the guy is a seasoned player in the high-stakes real estate game. His old Southampton property, for example, went to the Cox media family in 2020 for $15.5 million, half a million over asking and nearly double what he paid in 2013.

There’s also that Miami Beach waterfront mansion on North Bay Road. Burch bought it in 2020 for $14.2 million and tried to flip it three years later for $49 million. No dice so far; it isn’t even up for grabs right now.

But Water Mill’s a different story. This one hits all the Hamptons markers: land, beauty, seclusion. Space to let the city drain from your system. Burch himself knows these East End lanes—he did time in Southampton, too—and his business life is as woven into the region as his personal one. Tory Burch started here, after all; the couple married in 1996, began building the brand in 2004, and, after the split, he cashed in. Forbes says he pocketed $650 million selling off most of his stake in 2012.
