$23 Million Montauk Home Sale Sets Non-Oceanfront Record After Just Three Days on Market
The newly built Fort Pond Bay estate, designed by Piero Lissoni and listed by Douglas Elliman’s Kyle Rosko, sold at its full asking price.
A newly built waterfront estate in Montauk has sold for $23 million, setting a record for the most expensive non-oceanfront home sale in Montauk, according to Mansion Global.
And it didn’t take long to find a buyer.
The home at 29 Wills Point Road was listed for $23 million on July 24 and went into contract just three days later, on July 27. The sale closed Sept. 7 at the full asking price, according to property records and listing data.
The $23 million deal surpasses Montauk’s previous non-oceanfront record of $17 million, set last year, Mansion Global reported.
Located on 1.6 acres in Montauk’s Culloden Point area along Fort Pond Bay, the newly completed home was designed by Italian architect and designer Piero Lissoni, built by Walker Ridge and developed by JK Living.
The approximately 10,000-square-foot residence has seven bedrooms, seven full bathrooms and three half-bathrooms, with expansive water views and a private path leading from the property to a small beach.
Walls of glass frame the home’s central courtyard, where a large Japanese maple serves as a focal point. The open-plan living, dining and kitchen areas are oriented toward the courtyard and surrounding water views.
The primary suite includes a walk-in closet, sculptural soaking tub and a private terrace spanning the width of the suite.
Among the property’s other amenities are a rooftop lounge, lower-level fitness and recreation space, spa and sauna, wine cellar, outdoor kitchen, pool house and 56-foot infinity pool.

At $23 million for approximately 10,000 square feet, the transaction works out to about $2,300 per square foot.
The property itself has undergone a dramatic transformation in value. Public records show 29 Wills Point Road last changed hands for $3.4 million in June 2021, before the construction of the newly completed Lissoni-designed estate.
The seller in the latest transaction was an LLC, while the buyer had not yet been identified in public records when the sale was reported.
The deal adds another major sale to a year of high-end East End real estate transactions — and raises the bar considerably for waterfront property in Montauk that isn’t directly on the Atlantic Ocean.
